Selling made easy

It is also because agents have buyers that want to purchase homes in a lot of areas. If a home is priced right to the current market it will almost always sell faster in that market. Having the least priced home in the neighborhood is a great thing, buyers go to that home first. 

Homes that are overpriced have a hard time selling, even if you do get people through. It is hard to sell homes that are over priced in today's market, they tend to stay on the market longer. The other key factor is potential buyers are more critical of over priced homes and they fell they always need to be nicer. Even if you have a nicely rehabbed home if it is overpriced the home just do not always show well because of the price.

Cash "as is" gets you less money, but it gets your home sold fast. I recently had a client that wanted to sell two of his income homes. He called me and I listed them. I already had buyers for those properties and that is why he called me. They sold in 4 days as is and the new buyer is getting all the repairs done on their dime. 

Investors may pay less for a home, but do most home sellers have the rehab tools that investors have? Can they rehab a home for the same price? Probably not. That is the difference cost of construction. Let's face it if you do not have contractors you work with all the time construction will cost more.
